UPDATE on 122 Newton Street: It Lives!

122_newton122 Newton Street is a boutiquy condo building I toured back in April well before it was finished. Well, good news – it’s been finished and is available for your buying pleasure starting at $900k and change. Shane had guessed the approximate cost at around $1.2 million while the Developer’s Group called it $1.1. Not too shabby lol.

Final Adventure in Apartment Hunting: 378 Baltic

The same week we checked out 115 Kane Street, I saw a posting for a 2BR/2 BA apartment in Boerum Hill with the following:

Beautiful new construction building, 2 BR apt. with spectacular views of the Manhattan skyline and harbor from the apt. and roof deck. This unit has a living room with balcony, 2 spacious bedrooms and an Italian designer kitchen with Bosch stainless steel appliances and quartz countertops. There is a dishwasher, stove, fridge and built-in microwave. There are 2 large, modern bathrooms with ceramic tile and quartz counters. There are beautiful blond hardwood floors throughout. There are two huge shared decks, the roof deck has a panaramic view of the skyline. There is a gym and shared laundry in the building. Underground parking is available. Call owner. Pet upon approval. Available now.

Sounded great! Even though the price point was a bit higher than I wanted (although it was in line with what everyone else is charging in this neighborhood and was comparable to Williamsburg or Greenpoint) I figured it was worth seeing and perhaps negotiating the rent if we liked it.  The area is not bad – it’s between Smith and Hoyt.  Hoyt does have subsidized housing, but we’d be far enough away to not worry too much.  Additionally, I liked the idea of keeping Sarah in the same school.  Initially I had thought that  a change of scenery would be good, and chose Greenpoint, given the good schools, but having her stay put was also a great option.  Her current school is well above average, and she can keep the friends she has made.

So off we went to check out the new 378 Baltic tower, a for sale only condo building for now – 360 Baltic down the street has gone rent to own so who knows what will happen, given the market conditions.

Cobble Hill Apartment Hunting: 115 Kane Street

Having exhaustively combed Greenpoint, I began to mull over staying in my current area of Cobble Hill.  I had initially dismissed the idea because;  (a) I wanted a change, having lived here for over 7 years and (b) it’s expensive.  3 bedrooms are renting for around $3,500 a month.  If it rents for anything less, then there’s something wrong with it, like the location sucks or, in a few cases, that they don’t accept pets, as I found out through another parent searching for a larger space for her family of 5 .   In April, I had seen a listing on the Corcoran site for brand new construction in Carroll Gardens – 115 Kane, where the prices began at $2,500 for a 2 BR/2 BA but the 3 BRs were listed at $4,000.  I called the salesperson to find out if there was anything in between but there wasn’t as the 3 BRs/2 BAs were penthouses with huge terraces and a nice view of Manhattan.  Per Google Maps, it was by the Brooklyn-Queens Expressway (BQE), so I dismissed it and went back to focusing on Greenpoint.

Over time, more and more listings on Craigslist started popping up for 115 Kane, with all kinds of local realtors, but Corcoran was no longer involved.  Prices remained roughly about the same and now they were no-fee. I figured its definitely worth seeing, at any rate, and called Ideal Properties because they seemed to have a lot of listings in the BoCoCa ( Boerum Hill-Cobble Hill-Carroll Gardens) area.  Jen, over at Ideal, mentioned that certain 2 BRS had a walk-in closet. That would be great in that we could potentially turn it into a cloffice for Shane (WIC converted into office=cloffice) so last week we sauntered over to take a peek.

Apartment Highlight: Columbia Waterfront

So I saw this listing on Craigslist today for a 2 bedroom, 1 bath for $2,450 in Cobble Hill:

$2495 / 2br – STOP, L@@K, & COME SEE YOUR APARTMENT TODAY

OF COURSE I stopped and l@@ked at the listing for the apartment which offers the following:

  • This is a new house, only 11 yrs. old – private three family townhouse ( not 100 yrs. old)
  • Private entrance with an intercom
  • Amazing views of the Manhattan Skyline from your windows
  • F/G train at the Bergen Street stop (yes! only three stops to Manhattan)
  • Oh, and did I tell you, the apartment is very, very sunny

Well, sounds good because thank GOD it’s not 100 years old.  The exterior shot and the pic of the bathroom aren’t particularly giving me or probably anyone else, a sense of the apartment interior though.  To be helpful the lister was kind enough to include the floor plan.  However, it’s literally left me and I’m sure plenty of others in the dark.  Check it out after the jump.

Williamsburg New Developments: 44 Berry

So on May 2nd around 3p we wandered over to the open house at 44 Berry.  I’d been interested in seeing the apartments for quite some time now even though Thad, my favorite broker at Apts and Lofts who I’ve never met but had great dealings via the phone, didn’t think it’d fit my needs.  “Small” and “more for room mates” space is what 44 Berry is, he told me. But I love good looking real estate so Thad set me up with Brian to see it the day it officially hit the market.

Greenpoint Apartment Hunting: 110 Kent Street

exteriorOn Saturday,  in addition to 128 and 122 Newton Street (only 1 was ready to rent though!), we  saw 110 Kent Street.  This one I had seen on Craigslist listed with Prudential but didn’t pay attention until Shaun, this new broker from Bond NY we met while re-viewing 182 Huron (I know, I’m behind on blog posts) sent it to me.  It has everything I personally would love in a space: it’s in a brownstone, beautiful block, in the center of Greenpoint and…just looks NICE.  Really, really nice.  So we went off on Saturday to view it and I have to say, even though it was just a 2 bedroom with 1 bath for $2,800 + broker fee, I was very excited.
